With over 20 years of extensive experience in all aspects of commercial property law and expertise in advising commercial property owner occupiers, investors, Landlords, Tenants and developers of land across a variety of sectors, including property management, development and healthcare, Holly is well equipped to provide advice to her clients. Holly has spent the majority of her time practising in the Midlands at reputable firms Geldards LLP and Knights plc before becoming a consultant.

Examples of recent work:

  • Supporting a business purchasing an additional care home to add to their portfolio, with accommodation being developed for the care team, financed by bank funding.
  • Advising a property investor on the acquisition of two commercial properties, multi-let to commercial tenants, on varying forms of leases and including advice on title rectification, template leases, rent deposit deeds, licences to assign and for alterations and surrender of leases.
  • Dealing with the sale of a industrial manufacturing and warehouse property to the business owner’s pension scheme with a leaseback to the business, including advice to the pension scheme on regulatory matters to be undertaken by a business owner/tenant.
  • Providing corporate support advice on the acquisition of the business and assets of a manufacturing business, including advice on the structure of the property acquisition to a Pension Fund, complex title matters relating to the site being at different ground levels, unregistered title, access rights, and tenancies at will.
  • Preparing a long lease between connected operational and property companies for a property converted into residential flats for supported living and a further sublease of those flats to a supported living provider, with rights reserved for the Landlord to develop the upper storey of the property into further flats.
  • Advising a residential property developer on the acquisition of agricultural land for the development of circa. 200 houses by way of a conditional contract subject to a varied planning permission being granted and with any section 106 agreement savings achieved by the buyer being shared with seller. Advising and managing risks across the site on boundary discrepancies, access points and pathways for services. Managing timeframes under the conditional contract and agreeing variations.
  • Advising a national housebuilding on securing an option agreement over a further parcel of land adjoining their existing development site, including drafting provisions to ensure adequate rights of access and for the connection, development, use and maintenance of services over remaining site are provided.
